New mechanical room for 2 air handlers. About 20' x 25'. Lots of storage room at first with only dehumidifiers. Thermal storage units on off-peak power could be added later. Air conditioning could be added still later.
Return air ductwork needs to be evaluated.
Mechanical location would probably still be centralized after any future building additions.
